I have to just apologize to everyone.  The stone house was rented almost immediately and I failed to make note of that on the blog.  To the folks who have emailed me... please accept my apologies here if I didn't reach you in person.

We will be moving our information to a new web page, when it is ready for prime time, will post the info there.  Until then, if you have questions about vacancies, you can still email me and I will do my best to help.

This is a great stone house with two beds and one bath  on 33rd near May.  It has an attached garage with washer/dryer hook-ups plus newer central heat and air.

There is a lovely formal dining room and immaculate hard wood floors throughout the living areas

The bedrooms are a good size with nice closets...

 and a shaded deck/patio area overlooking a landscaped yard

The kitchen is a nice size and has a ton of counter space; an electric stove is provided. Both kitchen and bath have ceramic floors.

Anticipation

So much for anticipating an August showing.  The tenant needed a little longer to move and we then decided to do some work while it was vacant.  Sorry to be awol, it doesn't feel like 5 weeks since I last posted!

At this time I anticipate showing this property in early October.  The delays are entirely of my own making, too many irons in the fire but that's another story entirely.

Will continue to post here for availability, there is an outside chance of another 2/1 in October.

Vacancies Coming

It looks like we have a couple of vacancies coming up, one in the middle of July, one for August.  Both will be two beds, watch for details coming soon.

Summertime

Summer has arrived in full force here in Oklahoma City.  It was 84 degrees at 7:30 this morning.  Just a reminder to everyone that there are limits to what an air conditioner can do.  If it's 105 outside, you're not going to get 64 degrees in the house.  20-30 degrees cooler than the outside air is what they are designed for, you'll have better luck if you set it to a moderate temperature and don't let the house get too warm to start with.

Other than that update, still no vacancies at this time.  Looking at a possible 2-bed opening in mid July.

No Vacancies

A busy busy week but finally got the 2/1.5 taken care of so no vacancies at this time.  I do see a few things coming down the road so keep a watch here and we'll post any openings here first.

Thanks to everyone for your patience as we mixed pre-planned business travel with getting this house rented.

Tile Part Trois - All done!

Tile is laid in, thin set cured, grouted, washed, caulked in around tub and where needed.  It came out really nicely!

Grateful for the rain but I admit to getting muddy footprints everywhere!

Tile, Part Deux

The base wall repair took forever to dry so with new tenants coming, I was relieved when it was finally ready to set tile on Friday afternoon.

The first step is a lot like making mud pies... applying the mastic to the new backer...

Then the magic of making it all better, lining up the tiles and deciding on a pattern for the replacements, since there's never an exact match...

Tomorrow - I'll grout and with luck, it will be better than new.

Tile Time

What a day... beautiful and windy and got to do two of my favorite things... put a couple in their new home and worked on a rehab job.  Did I mention it was windy?  Many thanks to the guys at City Glass for only laughing a little when the wind snatched my sheet of freshly cut glass and shattered it against my truck... and even more for so kindly replacing it.

Started on a shower tile job, when the bathroom was originally constructed, there was no fan for ventilation.  We put the fan in but some tile damage was already present from the excess moisture.  Today was all about getting the loose tile up and drying the backing.

Here I have a Halogen light on it, drying the lath below.  Tomorrow - backer board to replace the damaged plaster.

No Vacancies

You may have noticed that there were no more pictures of the 3/2... that property has been rented and is no longer available.  Thanks to everyone who has expressed an interest.  We are currently looking for more opportunities and as you know, if anything is available, we'll put it here first.

3/2 Available in April

We will have a terrific 3/2 available in April, exact date to be determined but should be between the 1st and 15th.

The home has a large bedroom with private 1/2 bath up and two beds and full bath down.  The large living room and the downstairs bedrooms have gorgeous hardwood floors.  There is a separate laundry room, attached garage, fenced yard, mini blinds and storm windows.

Busy Week - No Vacancies

What a busy week! We showed two houses, met dozens of people and my faithful truck finally got a new windshield. I love this truck, at 223,000 miles, it just starts, every time I turn the key.

Three cheers for Henry and many thanks to Los Primos Auto Glass - they did a great job.

Unfortunately, we couldn't take care of everyone who was looking for a home.  Right now we have no vacancies although there is a possibility of a nice two bed in April.  We are looking for additional property and will post it here first if anything comes up.

New Property - Available March 1st

We are moving right along on a nice 3/1 in the Hilldale area, near 16th and Meridian.  This is a friendly, quiet neighborhood in the Putnam City School district.  Today was not much for taking pictures but here's an update with the new roof on, still can't see much of the roof but at least the tarps are off the landscaping.

You can see the nice front porch here, I pictured the neighborhood from the giant front window because of the snow..

All the painting and most of the repairs are done, today new carpet will be installed.  I think we're going to update a few light fixtures and I'm not so sure the dishwasher is working properly but we'll get those things squared away in plenty of time for  March 1st.

Here's a picture of the kitchen, it has a terrific old farmer's sink with the build in drainboard, this area is still being worked on  so please pardon the clutter...

We're going to leave the refrigerator for the tenant to use, however, we do not support refrigerators so if it breaks, we will not repair or replace.

We will be showing this house this weekend.  It is a lovely four bed/two bath just off of 58th and MacArthur in the city of Warr Acres.  The school district is Putnam City Central

There is a great galley style kitchen with two work areas and a built in pantry, a brand new gas stove has been installed, I should take another picture!

This is one of the bedrooms, they are all a nice size with large closets, mini blinds and ceiling fans, this particular bedroom adjoins a nice 3/4 bath and a large laundry area and could make a private apartment for someone.

New House Coming

This is a darling 3/1 in the Hilldale area, just off of Meridian and 16th.  Three beds, one bath, with a large living room and an attached garage.  We are in the middle of updates right now 

and I always joke that no job is started until

 Jean's Plumbing shows up.  

They are putting in the brand new air conditioning.

Then, later on, everyone else showed up too.  Fortunately, the street is wide so the 

neighborhood people could get through!

You can see that the kitchen needs updated and we are in the middle of that and several other tasks including choosing the new carpet.  With any luck, all goes well and

 this house will be open next weekend.

 

Until then, I'll be showing the 4/2 on Redmond this weekend so if you want to say hi and have a look around, come on by between 2 and 5 on Sunday.

Open House/Craigslist

To all of our Craigslist visitors, we are currently processing applications from the Open House Sunday. We will be taking additional applications and will arrange showings later in the week.

I am currently working on a nice 3/1 in the Hilldale area, it should be available in the next two weeks or so.

4/2 in Warr Acres

Well - when we get busy, we get really busy!  So, I'm currently working with my guys on this nice 4 bed, 2 bath in Warr Acres near McArthur and 58th.  

I fully expect this house to be ready by March 1st if not before.   This is a quick picture from a day last week when we had 4 contractors show up at once... we ran out of room in the driveway but boy was stuff getting done! Today we finally got the heat on which will allow us to go forward with the rest of the interior work.

 

The home is in the Putnam City school district and has a great neighborhood.  This is going to be someone's dream home!

On top of that, we closed today on a really sweet 3 bed/1 bath home in Oklahoma City, still PC schools.  It's going to take a minute because we're starting with a new roof.  Watch the fun start here!

When ready for rent, the information will be posted here first so if you're looking for a March move in, here's where info will be.
