3 Bed, 2 Bath - Available April 1st

I don't want to share too many details before I clear it with the tenant but here's a sneak peak at the house that's coming up...

The property is near Independence and 30th and in addition to three bedrooms and two baths has a custom kitchen that opens into a huge living/dining area.

I'm looking forward to telling more about it soon!

Well My Goodness

We were absolutely mobbed by candidates interested in the 24th Street property today.  We had a wonderful time visiting with everyone but feel bad that we can't meet all the needs out there.  Thank you to all the really great people who came out.to the Open House.

I do need to let everyone know this house is rented, however,  tonight I received notice from a tenant who is moving out of town.  We will have another three bed available April 1st, and this one has two baths, stay posted here for more information.

Thanks again to everyone for a terrific day.

Open Sunday February 27th from 2-5p - The 3/1 is Ready!

I'm very excited that this house is ready to show on Sunday.  Since the weather decided to pour outside on Thursday,  there may be a few things still needing tended in the yard but the interior is move-in ready

The property is a 3 bed/1 bath located near Portland and 23rd.

The kitchen has a ton of cabinet space, an all new countertop, ceramic floor and gorgeous stone backsplash

there is a large living room with a beautiful mock fireplace

as well as a formal dining room with custom built-ins and custom blinds

there are natural hardwood floors throughout, the entire house is freshly painted and has custom interior shutters and blinds.

There are three bedrooms, the master has a nice large closet with
storage drawers underneath and matching wood blinds

The bathroom has been updated with ceramic walls and tub surround

All this plus CHA, washer/dryer hookups in  a dedicated laundry and a  fenced yard.

We look forward to seeing everyone on Sunday from 2-5p

As always, well-behaved pets are welcome

Out of Town Business

Since having to leave town on personal business twice in January certainly held up both projects, it's only fair to share what I was up to...

We are now the VERY proud grandparents of darling twin girls.
Welcome to the world little ones.

Many of our tenants have children of their own so I have added
a nifty blog called "Parent Hacks" to the resource page. It has terrific parent-tested
ideas on a wide variety of kid oriented topics.

Property Update

I am currently out of town on personal business.  Work is going forward on the properties but the weather is not helping.  I will give a complete update on availability when I return in a few days.

Expanding the Kitchen Update

After doing some work in the kitchen and trying to salvage a cool old cast iron sink, it became apparent that we needed a do-over.  So, I ordered new counter-top, bought a stainless steel sink and a nifty new high-neck water faucet.

To polish it off, the ceramic guy decided to do a really stunning stone backsplash.

He got to make that decision because I was called out of town rather unexpectedly and left the crew to go forward without me. They did some terrific work but between that and the additional kitchen work, the whole project has been delayed a little and it will be another few weeks before it is done.

Landscaping and More

The new house has  nice landscaping in front but it has been neglected over the last few years.  Here the lawn guys are starting to trim and clear everything out.

There is some evidence in back of extensive flower gardens but we won't know what's still there until Spring. That's always one of my favorite things to watch for... "what do we have here?"

The yellow tool in the way front of the picture is a ceramic tile saw, the guys are working inside and putting new ceramic on the bathroom walls and tub surround.  Next they will go to the kitchen and put new ceramic in the kitchen and utility room.  We had washer/dryer hook-ups installed off the kitchen, it is set up to work for stackable units, either the full size or the apartment type.

New counter top has been ordered and should be installed tomorrow so I'm still cautiously
optimistic about an Open House on Sunday.
