No Vacancies

Just a quick post to let everyone know we have no vacancies at this time.  I am working on a project for a 4/2 near Bethany/Warr Acres but that's a month or two away. 

I hope folks had a terrific holiday, we certainly did with lots of family visiting and the twins tearing around!

Open House

Well, I didn't get the new pictures up but folks were kind enough to come and see anyway.  It was a beautiful afternoon and so nice to visit with everyone.  There was one brief moment of anxiety when I thought we were going to run out of applications but we just made it.  We will be processing applications over the next few days, stay in touch here for news on this and any upcoming vacancies.

Still here, and a vacancy coming

At this time, we are expecting a vacancy in the Bethany area - most likely available October 1, but still occupied until this weekend so not showing it yet.  This is a really nice 3/1.5 with a two car garage and a nice lot with apple and persimmon trees.

AWOL

Sorry to be away for so long.  Unfortunately, my computer was stolen and it took some doing to get all systems operational again.  With no vacancies, I left this site on hold longer than I should have.

The 2/1 in the Miller neighborhood sustained some storm damage and otherwise needs a little work so it will be delayed, most likely until September 1st.  If that time changes, I'll post it here first.  Otherwise, still no vacancies which is nice for us but a little tough on folks looking for their next home.

Hope everyone is having a terrific summer.  There is a wonderful water park in our area at 16th and Meridian - I love to see the families and kids playing there!

No Vacancies

The 3/1 in Musgrave/Pennington is rented so no vacancies at this time.  We are waiting for details on the 2/1 in the Miller neighborhood.  Right now we're working on drywall at our home.  It makes quite a  mess...

It's been an interesting time in Oklahoma City.  I was saying to someone on Friday that it feels like a boom town right now.  We are meeting a ton of out-of-town people who are coming here for work and every corner seems to have building going on.  What a great time to be here and welcome to all!

Update on 3/1 Opening this weekend

It was a simply beautiful day and I met lots of nice people.  Now it's a question of processing the applications and seeing if we have a good match.  Until then, we won't be scheduling any showings.

It does look like that 2/1 I've been mentioning will be available soon.

ONG

Well I don't know when they did it but ONG clearly put in a new gas line and we're ready to go from that standpoint so looks like OPEN HOUSE ON SUNDAY!  I still need to paint a bedroom

... or at least peel some stickers :-) and there's exterior painting being done but it looks like we're going to be ready to show it in a couple of days. 

No ONG Yet

Well, I guess with the major storms on Friday afternoon, the ONG guy didn't want to stand in the rain and mess with metal pipes so we haven't been pressure tested yet.  That is likely to delay everything including a possible Open House next Sunday. 

Will keep everyone updated as things move along.

Meanwhile, our thoughts are with the people and community of Woodward. 

Getting New Air Conditioner

It always feels like the work is really starting when Jean's shows up!  Now we have new AC and the gas line is up to code.  Next step is for the city to inspect their side of the line...

We're still optimistic about being available May 1st and may show it next weekend.

No Vacancies

The 2/1 in Corbin Park is rented and the 3/1 in Musgrave-Pennington is a couple of weeks away from  being ready so no vacancies at this time.  As promised,  here is a much better photograph of the coming 3/1...

The plumber comes on Thursday to start with the gas line and we'll get things moving.  Stay tuned here for details.

Pets Allowed...

For all those of you who have asked, we do have house coming up that will allow pets.  It is a 3/1 on 17th in the Musgrave-Pennington neighborhood.  Because we have to work with the city to replace a gas line, it's hard to know the exact time frame but we're shooting for no later than May 1st.

This is an utterly charming 2/1 with a cottage feel and terrific landscaping, we were walking on fresh mint today and two lilac bushes are blooming...

It is located on a quiet street in the Corbin Park neighborhood and has a nice fenced back yard, detached garage with automatic opener and a separate shed for storage.

Inside, there is a large living room with tiled mock fireplace and multiple windows

the kitchen is very open, with eating area, gas stove, refrigerator and washer/dryer hookups.

The home has central heat and air and the great built in storage that is customary for homes of this era.  We just installed new ceiling fans in the bedrooms today so the house is all set and and ready to go.

FINALLY CLOSED !

We closed on the 3/1 yesterday, pictures coming later today.  On Friday will start the updates, most importantly a new air conditioner and within a week or so, it should be ready to rent.  There might be an Open House this weekend - will post here if there is.

Latest Word

Latest word on the 2-bed... "maybe next week."  Latest word on the 3-bed... no one seems to know.  So, no openings at this time.  I'm going to have to post pictures of our own home renovation just to keep people entertained!

Aaaarghhh - Delays and more delays

This is why we don't post pictures until we own the properties... delays on BOTH houses in the works.

I think they'll get worked out but meanwhile, we were supposed to close on the 2 bed on Monday and that's just not happening.  I should, however, have some idea of when it will happen by early next week.

Another one in the pipeline...

Looks like we might be getting a 3-bed, in the Musgrave-Pennington neighborhood.  A nice family community with good schools.  Pictures soon and with any luck available in April.

Meanwhile, if I'm occasionally distracted,  we finally found a single story that will meet our needs so it looks like we'll be moving for the first time in 18 years.  Oh my goodness, it's crazy just thinking about it.

New House

Our offer has been accepted for a darling 2/1 brick in the Corbin Park neighborhood - near 15th and Portland.  This house doesn't need much updating so we're hoping to have it available in March.  Stay posted for details - no picture yet, prefer not to post pictures until we own the property!

In other news, our tenant is working through the fun process of buying their first home so we still don't know when that property might come up, quite probably also in March.

Until then, I hope everyone gets to enjoy the snow as much as my dog does...

We were so pleased not only to meet a bunch of people at the Open House on Sunday but also that several of the neighbors who knew the prior condition of the house stopped by and were wowed by the updates and improvements.  It's always nice to get that kind of feedback.

Back to the hunt for the next house which is always fun.

For anyone who has a little longer time window to work with, we do have one family who is thinking of buying their first home. If they are successful, I should have a really nice 2/1 available, probably by the end of March.

Will keep that and any other openings posted here as things come along.
