Tile, Part Deux

The base wall repair took forever to dry so with new tenants coming, I was relieved when it was finally ready to set tile on Friday afternoon.

The first step is a lot like making mud pies... applying the mastic to the new backer...

Then the magic of making it all better, lining up the tiles and deciding on a pattern for the replacements, since there's never an exact match...

Tomorrow - I'll grout and with luck, it will be better than new.

Tile Time

What a day... beautiful and windy and got to do two of my favorite things... put a couple in their new home and worked on a rehab job.  Did I mention it was windy?  Many thanks to the guys at City Glass for only laughing a little when the wind snatched my sheet of freshly cut glass and shattered it against my truck... and even more for so kindly replacing it.

Started on a shower tile job, when the bathroom was originally constructed, there was no fan for ventilation.  We put the fan in but some tile damage was already present from the excess moisture.  Today was all about getting the loose tile up and drying the backing.

Here I have a Halogen light on it, drying the lath below.  Tomorrow - backer board to replace the damaged plaster.

No Vacancies

You may have noticed that there were no more pictures of the 3/2... that property has been rented and is no longer available.  Thanks to everyone who has expressed an interest.  We are currently looking for more opportunities and as you know, if anything is available, we'll put it here first.

3/2 Available in April

We will have a terrific 3/2 available in April, exact date to be determined but should be between the 1st and 15th.

The home has a large bedroom with private 1/2 bath up and two beds and full bath down.  The large living room and the downstairs bedrooms have gorgeous hardwood floors.  There is a separate laundry room, attached garage, fenced yard, mini blinds and storm windows.

Stay tuned for more pics, this home has had very long term tenants and consequently, I don't have updated photos.

Busy Week - No Vacancies

What a busy week! We showed two houses, met dozens of people and my faithful truck finally got a new windshield. I love this truck, at 223,000 miles, it just starts, every time I turn the key.

Three cheers for Henry and many thanks to Los Primos Auto Glass - they did a great job.

Unfortunately, we couldn't take care of everyone who was looking for a home.  Right now we have no vacancies although there is a possibility of a nice two bed in April.  We are looking for additional property and will post it here first if anything comes up.

New Property - Available March 1st

We are moving right along on a nice 3/1 in the Hilldale area, near 16th and Meridian.  This is a friendly, quiet neighborhood in the Putnam City School district.  Today was not much for taking pictures but here's an update with the new roof on, still can't see much of the roof but at least the tarps are off the landscaping.

You can see the nice front porch here, I pictured the neighborhood from the giant front window because of the snow..

All the painting and most of the repairs are done, today new carpet will be installed.  I think we're going to update a few light fixtures and I'm not so sure the dishwasher is working properly but we'll get those things squared away in plenty of time for  March 1st.

Here's a picture of the kitchen, it has a terrific old farmer's sink with the build in drainboard, this area is still being worked on  so please pardon the clutter...

We're going to leave the refrigerator for the tenant to use, however, we do not support refrigerators so if it breaks, we will not repair or replace.

We will be showing this house this weekend.  It is a lovely four bed/two bath just off of 58th and MacArthur in the city of Warr Acres.  The school district is Putnam City Central

There is a great galley style kitchen with two work areas and a built in pantry, a brand new gas stove has been installed, I should take another picture!

This is one of the bedrooms, they are all a nice size with large closets, mini blinds and ceiling fans, this particular bedroom adjoins a nice 3/4 bath and a large laundry area and could make a private apartment for someone.

Property addtionally has a large fenced yard, separate shed for storage and a covered patio. Ceiling fans and mini blinds throughout.  We  use a tenant screening service and it will take a couple of days to process applications.  No application fee.
